We place through major national underwriters including Fidelity National Title, Chicago Title, Old Republic, and others depending on market and transaction type. Our underwriter relationships are maintained at the corporate level — meaning individual transactions don’t have to negotiate coverage exceptions. For complex files (complex ownership, prior liens, estate situations), our underwriter relationships and direct escalation contacts reduce commitment-to-clear timelines significantly compared to title companies that underwrite through single-channel relationships.
We handle pipeline volume by assigning lender-dedicated coordinators for accounts consistently processing more than 10 files per month. That coordinator knows your team’s naming conventions, document preferences, and escalation contacts. We also support bulk file opens, coordinated pipeline reporting, and direct Encompass/LOS integration for lenders using standard mortgage platforms. If your operations team needs a custom report format, we can accommodate it. Our goal is to run as a seamless extension of your operations — not a vendor you have to babysit.
Standard residential: 3–5 business days from order receipt for clean chains. Complex files (multiple prior owners, estate history, commercial coloring) may take longer — we’ll give you a revised ETA on day one. Rush service is available for time-sensitive transactions.
Yes. Our lender portal shows commitment status, CD balance status, closing confirmation, and recording confirmation in real time. We also send milestone notifications — commitment issued, CD balanced, wires received, recording confirmed — proactively so you don’t have to ask.
We catch tolerance issues during the CD balance, not at the signing table. If a cure is needed, we notify the lender’s operations team with the specific line item and recommended handling before we send the CD to the borrower. We do not advance past balancing until tolerance compliance is confirmed.
Yes. We support mail-away, mobile notary, and remote online notarization (RON) in states and on transaction types where the jurisdiction and investor allow. We’ve been operating in fully digital closing environments since 2011 and currently use Paymints.io for secure wire-free fund transfers.
We notify the lender immediately with a written summary of the defect and available resolution paths. Most defects — unpaid prior liens, estate clouds, recording errors — resolve through payoff, corrective deed, or underwriter endorsement. We own the resolution process and keep you updated in writing through the close.
