Pennsylvania Closing Process
Pennsylvania is an attorney state — a licensed attorney must prepare and supervise the execution of closing documents. Alltech National Title works with Pennsylvania counsel to coordinate every step of the settlement process, from title search through final disbursement and county recording.

Pennsylvania Transfer Tax
Pennsylvania imposes a 2% realty transfer tax on the sale price — 1% state, 1% local municipality. Philadelphia applies a higher combined rate of 3.278%. Both buyer and seller typically split the tax evenly unless the contract states otherwise.
