Delaware is an attorney state — a Delaware-licensed attorney must handle the title examination and closing. Alltech National Title works with Delaware counsel to manage full settlement services for buyers, sellers, and lenders across New Castle, Kent, and Sussex counties.
Delaware imposes a realty transfer tax of 4% of the property value, split evenly between buyer and seller (2% each) unless otherwise negotiated. Many municipalities add a local transfer tax on top of the state levy — Alltech calculates the correct combined figure at the time of title commitment.
Standard title commitment: 3–5 business days. Remote and mail-away closings are available for out-of-state parties.
