Illinois is an attorney state — both buyer and seller are typically represented by counsel at closing, and an attorney must supervise the settlement. Alltech National Title supports Illinois closings through our Chicago-area contact, coordinating with local counsel and lenders on residential and commercial transactions in Cook, DuPage, Lake, Will, and Kane counties.

Illinois Transfer Taxes
Illinois real estate transactions can carry multiple layers of transfer tax: a state tax ($0.50 per $500), a Cook County tax ($0.25 per $500), and — for City of Chicago properties — a city transfer tax ($3.75 per $500 paid by buyer; $1.50 per $500 by seller). Alltech calculates the combined figure on every Closing Disclosure.
